Bremner Real Estate delivers healthcare real estate solutions from coast to coast; with a reach that spans the country, the Bremner team understands the value of reaching across town. Ron Penix, Vice President, Client Development, says, “In our business, we use the most qualified professionals for the project, the best ‘fit’ with respect to architectural services and so forth. Most of the time, those players are on a regional or even national basis. In the work we do as a healthcare developer, though, some of the most vital partners on our team are local partners.”
Why are local consultants so integral to success?
Healthcare Real Estate: Relationships Matter
Engaging local partners provides access to local relationships. For example, a local civil engineer likely has established connections with the municipality that streamlines ongoing project approvals. Penix explains, “We found that using national firms, without those local relationships, tends to result in more hurdles than when we partner with the ‘small local’ person.” They have an in-depth understanding of the locale, the market, and the processes involved in obtaining permits, securing approvals, etc.
Bremner Real Estate seeks to bring in local consultants and experts, often in the earliest stages of a project. This enables the team to assemble an accurate schedule and to provide a realistic timeline and budget for completion right from the outset. Healthcare clients and systems need to know when they can open to patients and provide care to their communities; this information is critical in their decision-making and planning processes.
Norman Regional Health System
When Norman Regional Health System selected Bremner to finance, design, and build their new freestanding emergency department plus (FSED+), for example, they wanted to capture market share in the southernmost portion of Norman, Oklahoma, and provide services that “align with how our patients and communities want to receive care.”
NRHS purchased the ground that the FSED+ will stand on; the health system knew they wanted to be in a specific area of the county and so engaged a local real estate broker and land use attorney to find the ideal property. Those professionals were able to leverage their knowledge of the local market in order to secure a property that maximizes convenience, visibility, and potential patient pools.
In regards to the NRHS project, Penix says, “We have a good chemistry mix. It helps the team as far as rapport, relationships, and having everyone pushing the rope in the same direction to achieve the same end result. That’s been the biggest positive on this project.” It is the biggest positive on any initiative Bremner Real Estate leads. Forging relationships with local partners is essential, as is aligning the entire team to work towards the clients’ goals.
Connections for Success
They say it’s not what you know, it’s who you know. It’s both. Realizing the importance of engaging local partners allows Bremner to leverage what and who they know in order to achieve project goals for the clients and optimal results for end-users. This is — always — the priority.
Penix says, “We pride ourselves on listening to the client and understanding what’s important to them so we can deliver solutions that enable them to achieve those goals. If they don’t, none of us is successful. This is our differentiator: we listen.”
